Tenancy agreement – summary of key terms
This agreement is made between Ms H. Clarke (the landlord) and Mr D. Osei (the tenant) for the flat at 14 Mill Road. The tenancy begins on 1 March and lasts for twelve months.

The tenant shall pay rent of £950 per calendar month, in advance, by standing order on the first day of each month. A deposit equivalent to one month’s rent is required before the keys are handed over; it will be returned within ten days of the end of the tenancy, less any deductions for damage beyond normal wear and tear.

The tenant is responsible for minor repairs, such as replacing light bulbs, whereas the landlord must deal with structural problems, heating and plumbing within a reasonable time. The landlord may enter the property only with at least twenty-four hours’ written notice, except in an emergency.

Either party may end the agreement after the first six months, provided that two months’ notice is given in writing. Failure to pay rent for more than fourteen days may lead to the termination of the tenancy.
Signed: H. Clarke D. Osei
